Contractor Leads from Building Permits and New Homeowners
Contractor Lead Bot is planned to watch public records for new building permits, home sales and business filings in your service area and send them to you as a short daily list.
Built for
- Roofers, HVAC, plumbing and electrical contractors
- Landscapers, lawn care, pressure washing and snow removal crews
- Painters, fence, window and gutter companies
- Cleaning, sign and other service businesses that sell to new businesses
Why this bot
Shared lead sites sell the same homeowner to several contractors at once, and you pay whether the job is real or not. Meanwhile the best signals are public: someone just bought a house, pulled a permit for an addition, or opened a new shop down the road.
Those records are spread across village permit offices, the county recorder and state business filings, each in its own format. Few small contractors have time to check them every week.
Three steps
Set your area and trade
Choose the towns or ZIP codes you serve and the record types that matter to your trade, like roofing permits, new home sales or new business filings.
The bot reads public records
It is planned to check permit, property and business filing records on a schedule and keep only what's new and matches your settings.
You get a short list
A daily or weekly list is planned to go to your email, phone or Discord, with the address, the type of record and a link to the source.
Public records only
Every lead comes from records anyone can look up: permits, recorded property sales and business filings. We won't buy personal data, scrape social media or guess phone numbers. Records usually give a name and address, not a phone or email.
Your responsibility when reaching out
How you contact people is up to you and must follow the law, including do-not-call rules for phone and text and the rules for marketing email. Mail and door hangers are common for this kind of list.
Coverage and open questions
Permit data varies a lot by town. Some publish it online, some only on request. We'll start in the Will County, Illinois area and are still deciding which towns and record types come first.

Questions people ask
How do contractors get leads from building permits?
Most towns keep a record of permits they issue, and many publish it online or share it on request. Contractors use those records to find homeowners starting projects that may need related work. The bot is planned to collect them for you.
Where can I get a new homeowner list?
Home sales are recorded with the county, so new owners show up in public property records. Mailing companies sell lists built from that data. Contractor Lead Bot is planned to send you new sales in your area directly.
Is it legal to use public records for marketing?
Using public records to find who to contact is common and generally legal, but how you contact them is regulated. Follow do-not-call and email marketing rules, and check with an attorney if you're unsure.
Are building permit leads better than paid lead sites?
They're different. Permit and new homeowner leads aren't people asking for a quote yet, but they also aren't sold to five competitors at once. Many contractors use both.
When will Contractor Lead Bot be available?
It isn't built yet and we're not promising a date or price. Join the early access list and tell us your trade and area so we know where to start.
