Tax Sale List and Sheriff Sale Listings in Will County
Tax-Sale & Auction Bot is planned to gather tax sale lists, sheriff sale listings and public surplus auctions into one feed and alert you when something new is posted. We're starting with Will County, Illinois.
Built for
- Tax lien investors who bid at the Illinois annual tax sale
- Buyers who follow sheriff sales of foreclosed property
- Small businesses and hobbyists watching government surplus auctions for vehicles and equipment
- Anyone who wants the lists without digging through county websites
Why this bot
Each kind of public sale lives somewhere different. The tax sale list comes from the county treasurer, sheriff sale listings come out of foreclosure cases, and surplus auctions are posted by counties, towns and school districts on their own pages or auction sites. Formats change, notices go up on short schedules, and it's easy to miss one.
We want one feed that collects them, keeps them in a consistent format, and tells you what's new since you last looked.
Three steps
Choose what to watch
Pick tax sales, sheriff sales, surplus auctions or all three, and narrow by town or property type.
The bot collects
It is planned to check the public sources on a schedule, turn each notice into the same simple format and link back to the original.
You get alerts
New items and changes, such as a sale being postponed or a property being pulled, are planned to reach you by text, email or Discord.
How Illinois tax sales work, in short
Each county holds an annual tax sale for unpaid property taxes. Buyers are not bidding on the house. They pay the delinquent taxes and bid on the penalty rate the owner will owe, with the lowest rate winning. The owner then has a redemption period to pay it back. If they don't, the buyer can go to court to seek a tax deed, which has its own costs and deadlines. Check the county treasurer's official rules before you bid.
What it will and will not do
It will collect and alert on public notices. It will not register you for a sale, place bids, or tell you which property to buy. Lists change up to sale day, so the official county notice always wins.
Coverage and open questions
Will County comes first, since MinakiLabs already collects its public property records. Other counties are planned based on demand. We're still deciding which surplus auction sites to include.

Questions people ask
Where can I find the Will County tax sale list?
The Will County Treasurer publishes the delinquent tax list and the rules for the annual sale, and the list is also printed in a local newspaper before the sale. The bot is planned to pull that list into a searchable feed and alert you to changes.
How do tax lien sales work in Illinois?
Illinois sells tax certificates, not properties, at its annual sale. Bidders compete on the penalty rate, and the owner can redeem by paying the taxes plus that penalty within the redemption period. Only if they don't redeem can the buyer pursue a tax deed through the courts.
Is buying at a tax sale a good investment?
Nobody can promise that. Many owners redeem, some properties have problems you can't see from a list, and getting a tax deed takes time, legal steps and money. Learn the rules or talk to an attorney before bidding.
How do I find sheriff sale listings near me?
In Illinois, foreclosure sales are ordered by a court and run by the sheriff or an approved sale company, which post notices ahead of each sale. The bot is planned to gather those notices for your county in one place.
Where are government surplus auctions listed?
Counties, towns, school districts and the state each post their own, often on different auction websites. Collecting those into one feed is part of what we're building.
